Choose from four convenient ways to engage our services. The Building Shell option suits those who wish to complete the house’s interior themselves. A Turnkey house is an economical way to get a finished house. With Full Responsibility, you do not need to do anything yourself. And with Full Responsibility Fixed Price, your developer costs, groundwork, and connections for electricity and water/sewerage are included in the price. Whichever option you choose, you will benefit from a clear process and transparent costs.
Climate Shell
If you desire a beautiful house but are willing to take responsibility for the interior and groundworks yourself, Climate Shell is an economical alternative.
The price for the Building Shell is fixed and includes a house that is completely finished externally, as well as a personal project manager. Trailer transport throughout Sweden is included in the price, as is the crane that lifts the house onto your plot.
You are responsible for the interior surface finishes in all rooms, kitchen and bathroom fittings, and the installation of electricity, water, and drainage.
Turnkey House
This option includes a turnkey, assembled house and a personal project manager until occupancy. The price of the house is fixed, and no hidden costs will be added. Trailer transport throughout Sweden is included in the price, as is the crane that lifts the house onto your plot.
If you desire a finished house but are willing to manage the groundwork yourself, a turnkey house is a wise alternative. You engage the contractors you prefer to prepare the plot, build the foundation, and connect electricity and water/sewerage. Your project manager will assist you with the foundation drawing, specifications for connecting electricity, water, and drainage, and other information the contractors may require for their work.
You pay invoices for the groundwork directly to the contractors, and the work is therefore covered by their contractor liability. If you choose reputable contractors, this works well, and since you receive all necessary documentation from us, it typically does not take up much of your time.
Once everything is complete, you engage an independent inspector for the final inspection, and Sommarnöjen is responsible for rectifying any remarks concerning the house. Our responsibility for the house is regulated by the Consumer Sales Act and extends for three years.
Full Responsibility
If you choose our Full Responsibility service, you do not need to do anything yourself, as we manage the entire project for you. And we mean precisely the entire project.
We prepare the complete building permit application and handle all contact with the municipality. We procure the groundwork performed on-site from local contractors – ground preparation, foundation, connections for electricity and water/sewerage, and any patios and stairs. If necessary, your property will be equipped with facilities for private water and sewerage. Naturally, you approve the contractors’ quotes before work begins.
In addition to delivering your finished house, we coordinate all groundwork and ensure it is carried out correctly. This provides you with a single point of contact, making it convenient for you. And we become solely responsible for the entire project, which simplifies matters should any problems arise in the future.
With Full Responsibility, you as a consumer receive the responsibility and guarantees included in ABS 18, General Provisions for Small House Contracts. This means we are responsible for the work performed for ten years, covering both the house and the work carried out by local contractors.
Full Responsibility Fixed Price
Do you prefer a fixed price for the entire project before signing a contract? With our unique Full Responsibility Fixed Price service, everything is included in the price.
Just as with the Full Responsibility service, you do not need to do anything yourself. The difference with Full Responsibility Fixed Price is that all elements that can sometimes involve uncertainty are included in the price.
Ground preparation, excavation, and removal of material are included. A pier foundation with drainage pipes is included. Installation and connection of electricity, water, and sewerage are included. Even developer costs such as municipal fees for new construction maps, building permits, staking out, and position control are included. As is completion insurance if the municipality requires it, a control officer, an approved inspector, and even a chimney sweep master, which is required if the house has a fireplace.
You will not find a more comprehensive fixed price anywhere.
