Agreement with Security Guarantee
The agreement you sign with us is always conditional. Every project begins with a thorough delivery inspection at your site. If this inspection shows that delivery to your plot by trailer and crane is not feasible, the project will be terminated at no cost to you.
If it turns out that the house can be delivered, but that delivery requires additional costs, you can choose to cancel the purchase at no cost. We will also terminate the process if you do not receive a building permit or other necessary approvals.
This ensures a clearer, more secure, and more predictable process from the very beginning.

We offer four different ways to collaborate with us – from you doing more yourself to us managing almost the entire process.
Regardless of the option you choose, you always receive a clear delivery, a personal project manager, and a home designed for mountain environments. The house is delivered to your plot via trailer transport and crane lift, and we ensure that all documentation, drawings, and necessary information are in place.

Climate Shell
Climate Shell is for those who wish to undertake more of the interior work themselves or with their own contractors, while still benefiting from the security of a finished, winter-insulated exterior shell from us.
You receive a winter-insulated climate shell with interior walls, pre-installed windows, exterior painting, and the technical preparations required for further completion of the house. The house is delivered to the plot via trailer transport and crane lift, and you receive a personal project manager from agreement to delivery.
This option suits those who want to influence the finances, manage the construction themselves, or perform parts of the work independently, yet still start with a professionally delivered and architecturally refined building shell.
Turnkey Home – for those who want to do more themselves
Our most economical option is suitable for those who wish to be more involved in the project. You receive a personal project manager who guides you through the entire process, and we deliver a turnkey home by trailer and crane directly to your plot – at a fixed price.
You independently engage and pay contractors for groundworks, foundation, and connections. From us, you receive complete drawings for the foundation, connection points, and other important information. You are also responsible for the final inspection and communication with the municipality for final approval.
This setup is for those who want to maintain a lower total cost but still benefit from the security of a finished home from Klara Fjällhus.
Full Responsibility – for those who want us to handle all coordination
This option suits those who want to be involved but prefer not to spend time planning and coordinating the project. The price includes a turnkey home delivered to your plot by trailer and crane.
Your personal project manager will guide you through the entire process, handle the building permit application and communication with the municipality, and procure local contractors for groundworks and connections.
You only need to approve the contractors’ quotes and can rest assured that you are paying the right price for the right work – and that we review everything that is done. We are your sole contractual partner and manage the entire process.
It is a convenient and clear way to build in the mountains.
Full Responsibility Fixed Price – for those who want full cost control
For those who want to know the total cost from the very beginning. You receive a clear total price for the entire project, from the initial sketch to moving in.
Your personal project manager is responsible for the building permit application, communication with the municipality, and ensuring your home is delivered to your plot by trailer and crane.
In addition to the turnkey home, groundworks, pier foundation, utility connections, and developer costs are included in a fixed price for the entire project. You avoid making decisions along the way – we manage the entire process, without surprises or unexpected additions.
This is our most hassle-free solution.
