Building a house in the mountains usually requires many decisions and a lot of time to coordinate contractors, craftsmen, authorities, and deliveries. If you approach an architect and a builder yourself, you often need to manage all the parts. It takes more time than one might think, and it is only when the house is in place that you know what it actually cost. Delays in materials and transport, extra costs from architects, builders, and suppliers, as well as uncertainty regarding who is responsible if something goes wrong, can all arise.
We want you to be able to realize the full potential of your property. Therefore, we begin by listening to your thoughts and wishes. We review the detailed development plan, snow load zone, and other factors that affect what you are permitted to build on your plot.
Next, we study the site’s conditions – the landscape, surrounding architecture, topography, orientation, and views. In a mountain environment, it is particularly important to understand how the house meets the ground, how the entrance and storage are positioned, and how the house relates to snow, wind, and climate.
The starting point is always the same: the house must adapt to nature – not the other way around.
Together with you, we find a house with architecture that harmonizes with the surroundings, a floor plan that suits the plot, and an interior that reflects your taste.
You put your personal touch on it by choosing window placement, materials, colors, and options.
We help you assess which size, layout, and solution work best based on the site’s conditions. This may involve a loft, sauna, number of bedrooms, one- or two-family solutions, a hallway with a drying cabinet, or extra entrance storage.
The result is a house that works both for mountain life and for the specific plot.
You receive a comprehensive quotation with a fixed price, giving you full control over costs. The price always includes the delivery level you have chosen – from the climate shell to a turnkey house – as well as transport to the plot and crane lifting on-site.
If you choose the Total Responsibility service, we assist with everything from the building permit application to the procurement and coordination of groundworks. With Total Responsibility Fixed Price, groundworks and developer costs are also included in a fixed total price.
Once you have decided, we sign an agreement with a fixed price and specified delivery time. If you have chosen Total Responsibility or Total Responsibility Fixed Price, our work with building permits and groundworks is also included.
Your house purchase is subject to our delivery control showing that the house can be delivered to your plot, and that you are granted a building permit and other necessary approvals. If these conditions are not met, the process is terminated.
After we have signed a conditional agreement, we check the road to your property and whether the house can be lifted into place with a crane. If this is not possible, the process is terminated at no cost to you.
If we discover unexpected additional costs – such as reloading, a larger crane, road improvements, or splitting the house – you have the right to cancel the project free of charge.
For most customers, we take responsibility for the building permit application. We prepare and submit a complete set of documentation to the municipality and ensure the process runs smoothly.
If necessary, we also handle other applications, such as demolition permits, private sewage systems, shoreline protection exemptions, and landscape protection. If the municipality requires changes to the design or placement, we adjust the application at no extra cost.
If you do not receive a building permit or other necessary approvals, the project is terminated according to the terms of the agreement. In such cases, you only pay for the work on the building permit application.
If you prefer to be responsible for the applications yourself, that is also fine, using documentation from our house drawings.
Once you have received your building permit, we begin manufacturing your house indoors in our factory. Before then, you have a final opportunity to adjust your choices of interior fittings and materials.
In the factory, we work under ideal conditions, which contributes to our high quality. When the house goes into production, you receive a final delivery date and can begin planning your move-in.
The time from building permit to delivery is specified in your purchase agreement.
While your house is being manufactured in our factory, your local contractor prepares the foundation as well as electricity, water, and sewage connections.
The house is delivered with all interior fittings on a fully insulated and pre-built floor – a stable load-bearing structure that makes it possible to build a simple foundation, even on hilly terrain. This is a cost-effective solution that is also environmentally friendly.
If you choose Total Responsibility, we obtain quotes, compare alternatives, and help you choose a contractor based on quality and price. With Total Responsibility Fixed Price, the groundworks are included in the fixed price.
If you wish to procure the work yourself, you will receive a complete foundation plan with connection points and all necessary documentation from us.
When your house is completed, we transport it to your plot. A mobile crane – positioned on solid ground or, if necessary, on a barge – lifts it into place on the prepared foundation.
If the house consists of several volumes, they are assembled on-site, usually within a week. Subsequently, the local contractor connects electricity, water, and sewage, which normally takes a few hours.
When all work is completed, an independent inspector performs a final inspection. Any remarks are rectified within two months.
Before moving in, a final consultation is held with the municipality and your certified coordinator. We provide all functional checks and certificates required for you to receive a final clearance.
We are responsible for the house for three years according to Swedish consumer legislation – or up to ten years if you have chosen Total Responsibility or Total Responsibility Fixed Price. In those cases, contractors for groundworks are also covered, and we coordinate everything for inspections and consultations.

Choose from four convenient ways to engage our services. Climate Shell suits those who wish to build the house’s interior themselves. A Turnkey house is an economical way to get a finished home. With Total Responsibility, you don’t have to do anything yourself. And with Total Responsibility Fixed Price, your developer costs, groundwork, and connections for electricity and water/sewer are included in the price.

Our base price for a turnkey house includes a completely finished house and a personal project manager until you move in. The house price is fixed, transparent, and no hidden costs are added. Trailer transport throughout Sweden is included in the price, as is the crane that lifts the house to your plot. If you choose Total Responsibility, we also handle groundwork, foundation, and connections. If you prefer to be responsible for the interior yourself, the Climate Shell option is available.
Once you have signed an agreement with us, we will survey the route to your plot and ensure that crane lifting is feasible. Thereafter, the process for building permits, construction notifications, and any other applications will commence. Should transport prove impossible or the house not be permitted for construction, your house purchase will, of course, be cancelled.
You pay for your house in four stages, in line with the manufacturing costs incurred. This results in the lowest cost for you. If you feel more secure or your bank prefers, you can also choose to pay 90% of the amount after delivery.
Every work step in your house is inspected at the factory to ensure the highest quality finish. Once the house is complete, it is inspected by an independent surveyor. If you choose a Turnkey house, we are responsible for manufacturing defects for three years. With Total Responsibility, our liability extends for ten years and also covers groundwork, foundation, and connections carried out by local contractors.
