Once you have signed a contract with us, we survey the route to your plot and ensure that crane lifting is feasible. Following this, the process begins with building permits, construction notifications, and any other necessary applications. Should the transport prove unfeasible or the house not receive building approval, your house purchase will naturally be canceled.
Secure conditional contracts
How can you begin the process of acquiring a new house when you do not know whether you will receive building approval? Or are even certain that we can deliver to your plot? To make the process secure for you, the contract you sign with us is always conditional. Partly on the house you have selected being deliverable to your desired building site. Partly on you receiving building approval (and any other permits you may require).
Thorough transport inspection
When you sign a contract with us, we begin our work with a thorough transport inspection. Our project manager, together with our local transport partner, conducts a survey of the route to your plot and verifies that crane lifting to your desired building site is feasible. Often the inspection proceeds quickly—but if the road is narrow and winding, the crane lift is extensive, or water transport is required, it may require considerable work on our part. Should the inspection reveal that delivery is not possible, you naturally pay nothing and the contract is canceled. Similarly, the building permit process can be straightforward and relatively quick, especially when there is a detailed development plan to adhere to. If your property is located outside the plan, if shoreline protection dispensation is required, or approval from the County Administrative Board’s landscape protection is needed, the process may take longer and require closer dialogue with the municipality and several revisions.
Security if you do not receive building approval
Should it prove that the municipality requires adjustments to your house, we undertake to adjust the size, roof pitch, window placement, materials, or other elements required for you to obtain building approval. The purchase price may then be adjusted upward or downward based on the difference between the house the municipality can approve and the original house. If it proves that you cannot obtain building approval at all, your house purchase is canceled and your total compensation is limited to our work on the building permit application.
